A New Vision for Affordable Homeownership in Central Arkansas


At Habitat for Humanity of Central Arkansas, we believe everyone deserves a safe, stable place to call home. But as housing costs continue to rise and household needs evolve, affordable homeownership must evolve too.


That’s why we are proud to introduce The Cottages at Witkowski Park — an innovative new housing development in North Little Rock that's designed to expand access to affordable housing through smaller, thoughtfully-designed homes built with intention, efficiency, and community in mind.


This exciting project represents a new chapter for Habitat and a new approach to meeting the changing housing needs of Central Arkansas.


Why Smaller Homes in Witkowski Park Matter

For decades, Habitat for Humanity of Central Arkansas has partnered with hardworking families to make homeownership possible. Traditionally, that has meant building single-family homes designed for larger households. But today, we are seeing a growing need for something different.


Many of the individuals seeking affordable housing today are:

  • Single adults

  • Seniors or individuals living alone

  • Residents living on fixed or limited incomes

  • People seeking lower-maintenance living options


For these neighbors, smaller homes are not a compromise — they are the right fit.


The Cottages at Witkowski Park will offer high-quality, efficient homes specifically designed to meet these needs while still providing the dignity, stability, and pride that come with homeownership.


Smart Design, Strong Community

Located on five contiguous lots, The Cottages at Witkowski Park will feature eight smaller homes designed by Rural Studio, thoughtfully clustered together to maximize both affordability and community connection.


By building smaller homes in greater numbers on available land, Habitat can responsibly use limited resources while helping more individuals achieve the dream of homeownership. But this project is about more than density. It’s about creating a true neighborhood.


Shared spaces and the picturesque park just across the street will help foster connection among neighbors and create opportunities for community to grow naturally. These homes are intentionally designed to encourage belonging, safety, and support.


Together, we are building more than homes. We are building community, stability, and hope.
